Advance payment applies to transactions using maternity capital and subsidies.
Transactions with subsidies are advanced after full payment of the contract price to the developer, including the transfer of subsidy funds.
Advance payment does not apply to transactions:
- For contracts with a commission over 300,000 RUB, the remaining amount is paid after the developer transfers the funds.
- Using the Trade-in program.
- Using military mortgage.
- Parking spaces, storage rooms, finishing and equipment contracts.
- For which the necessary payment documents or registration documents were not provided.
Important! The commission is paid from the amount in the DDU minus the amount of the option/booking agreement.

Common conditions of advance payment
We pay in advance for deals with the developers PRIOR TO registration on provision of payment documents or documents confirming registraction of the contract in RosReestr:
— For deals with standard mortgage or 100% payment you may send payment documents for the whole amount of the conract price or the documents confirming the registration of the contract in RosReestr;
— For deals with tranche mortgage or installments plan you may send payment documents displaying the DP amount which meet developer conditions.
BUT if the developer doesn’t have any restrictions on the percentage of the DP you may send the documents confirming the registration of the contract in RosReestr only.
We pay in advance for deals with the developers AFTER registration on provision documents confirming registraction of the contract in RosReestr:
— For deals with standard mortgage or 100% payment you may send payment documents confirming the registration of the contract in RosReestr;
— For deals with tranche mortgage or installments plan you may send payment documents displaying the DP amount which meet developer conditions and documents confirming the registration of the contract,
BUT if the developer doesn’t have any restrictions on the percentage of the DP you may send the documents confirming the registration of the contract in RosReestr only.
